Booking Terms and Conditions

All bookings are subject to the following Terms and Conditions.  Please read these carefully as they form the basis of your contract with us. 

Prices

The price of any rooms will be as quoted on our website and includes accommodation and breakfast.

Please note, the information and prices shown on this website may have changed by the time you come to book your holiday.  Whilst every effort is made to ensure the accuracy of the website and prices regrettably errors do occasionally occur.  You must therefore ensure you check all details of your booking (including the price) at the time of booking.

Payment 

We are happy to accept Cash, Debit Card, Visa, Mastercard or Bank Transfer for payment of the deposit and the balance. Please note payment by American Express is not availabe.

Deposit

On booking we require a £50/per room non-refundable deposit payable by Debit/Credit Card, Bank Transfer or Cash.

The balance is payable on departure.

By reserving a room and paying a deposit a legally binding contract exists between us.

Arrival and Departure

Please arrive between 4.00pm and 6.30pm.  Please inform us in advance if you intend to arrive later than 6.30pm.

Rooms should be vacated by 10.30 on the morning of your departure.

Parking

We have off-road private parking and vehicles are parked entirely at the owner’s risk.

Breakfast

Breakfast is available 8.30, 9.00 or 9.30am, and is cooked to order.    

Please inform us if you have any dietary requirements or food allergies at the time of the booking and we will endeavour to adhere to your dietary needs.

Children

As many guests come for some peace and quiet and because we only accept two guests per room, we only take guests over the age of 18.

Pets

We do not accept pets, except assistance dogs. 

Please note if you have pet allergies we have a resident friendly cocker spaniel dog.

Changes and Cancellations by you

If cancellation takes place more than seven days prior to scheduled arrival you will lose the deposit you have paid. 

If cancellation takes place less than seven days prior to scheduled arrival, or in the event of a no-show, 100% of the balance due must be paid unless the accommodation is re-let, in which case you will only lose the deposit you initially paid. 

We recommend that you have travel insurance to cover you if you need to cancel.

Changes and Cancellations by us

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible or unacceptable to you, then we would refund all monies paid by you.  Our liability would not extend beyond this refund. 

Breakages and Damage

We understand accidents may happen and we are sure you will take care while you are staying with us.  We ask you to inform us of any breakage or damage which occur.  We do not normally charge for minor breakages but we may send you an invoice for repair/replacement if the breakage or damage is significant.

Liability

We do not accept liability for damage, loss or injury to any member of your party, or vehicle, or possessions whilst on our property, unless proven to be caused by negligence by us.

No smoking policy

Strictly no smoking (including e-cigarettes) inside the building.

Data

Any data gathered during the course of a booking may be held on computer and will not be shared or sold on.
